Walt Wehrmann is a seasoned real estate professional and proud Navy veteran with over 30 years of experience in residential and commercial property management. As the founder and broker of Black Marlin Property Management, Walt brings unmatched market insight, operational discipline, and a deep commitment to service.

Having lived in the same coastal community he serves, Walt combines local expertise with a hands-on approach that prioritizes trust, transparency, and long-term value for property owners. His extensive background spans everything from single-family homes and vacation rentals to complex commercial portfolios, making him a versatile and reliable partner for clients across Southern California.



Outside of real estate, Walt is an avid sailor and passionate advocate for the veteran community. He regularly volunteers his time and resources to support fellow veterans, reinforcing the values of integrity and service that define both his personal and professional life.

Janette Wehrmann

Janette Wehrmann is a seasoned real estate professional with over 30 years of experience in residential and commercial property management. As a partner at Black Marlin Property Management, Janette brings deep market knowledge, strategic insight, and a commitment to excellence that reflects her decades of service to the same coastal community she calls home.

Beyond real estate, Janette is an accomplished author and the CEO of a nonprofit organization dedicated to empowering women and children. Her leadership extends to advocacy for disabled veterans, where she combines compassion with action as a proud Navy wife and community champion.

Janette’s approach to property management is rooted in integrity, responsiveness, and genuine care for people. Whether navigating complex portfolios or supporting families in need, she leads with purpose and heart. In her free time, she enjoys sailing and a variety of water sports, embracing the coastal lifestyle that inspires her work and service.

Art Huerta

Arturo A. Huerta, Jr., J.D., LLM – Federal Taxation

Attorney at Law

Arturo A. Huerta, Jr. is a dedicated legal and tax professional with nearly a decade of experience supporting individuals and small businesses through complex financial and regulatory matters. As part of the Black Marlin Property Management team, Art brings a high level of precision, strategic insight, and client‑focused service that strengthens the firm’s ability to guide property owners with confidence and clarity.

Art was admitted to the State Bar of California in December 2025, building on years of hands‑on experience assisting clients with issues involving the California Franchise Tax Board and the Internal Revenue Service. His background in compliance, tax strategy, and problem‑solving enhances Black Marlin’s commitment to transparency and operational excellence. In addition to his work with the firm, Mr. Huerta is expanding his legal practice with a focus on real estate law and limited civil actions.

A proud U.S. Marine Corps veteran, Arturo served from 1990 to 1996. His dedication to service continues today through active involvement in the community. He currently serves as Treasurer for the Orange County Veterans Association of Real Estate Professionals, the Marine Corps League MCAS Detachment 017, the Tustin Chamber of Commerce, and the Veterans Chamber of Commerce.
